In suburbs where we have deep sales data (most metros), the model lands within 7% of the eventual sale price about 9 times out of 10. A senior agent walk-through refines it to roughly ±3%. It's guidance for a conversation, not a certified valuation.

What does the Price Fairness badge actually compare?

The asking price per square metre against recent comparable sales in the same suburb, adjusted for type. 'Excellent Deal' means meaningfully below the local benchmark; 'Overpriced' means 12%+ above it. The exact delta is shown on every listing.

Where does the load shedding and fibre data come from?

Municipal schedules, network operators' coverage maps, and, for backup power claims, documents verified at listing time. If a listing says full solar, we've seen the CoC.
